Properties that contain equal signs appear to break, example:
xxxExtraOpts = '--pref build.path=/Users/me/tmp'
doesn't work, there will be no xxxExtraOpts. Is there a way to 'escape' the equal sign?

There will be no exported environment variable for that setting because it starts with a lowercase letter.
Using a leading uppercase letter does properly export the variable.
Sorry, that was just a dummy name I picked, the actual variable was upper-case. Quick test
XXX_TEST = '--pref build.path=/Users/me/tmp'
fails (no show in
XXX_TEST = '--pref build.path:/Users/me/tmp'
works (note the colon instead of the equal sign).

How are you verifying it? Try ⌃R on: echo "$XXX_TEST"
For me it works fine. I am thinking your issue might be with the code that uses the variable.
